Hardwood floor refinishing can be accomplished in either one of two methods. The first method is what industry standard calls a Buff n Coat. This is a process in which your flooring is lightly abraded for proper urethane adhesion, vacuumed, tack moped and then applying a consistent and even coat of either an oil or water-based finish. This method will minimize scratches and scuffs and reduce the dulling in the high traffic areas. This Method can be risky if the floors have been cleaned with any floor cleaning products that have soaps, oils or waxes in them and can cause peeling and flaking of your new finish.

The second method would be sanding your flooring back down to raw wood, completely removing all finish, stain and any contaminants left from cleaning products that have soaps, oils or waxes in them. You will then apply a stain color of your choice that suits the styles and looks of your current environment, such as kitchen cabinets, wall colors and furniture. This process will then be followed up with 3 to 4 coats of either an oil or water-based finish.
